Landlords fall victim to meth cooks

Landlords, like other homeowners, have become the victims of meth cooks.  Meth lab cooks who rent homes can burn down the property owners home or contaminate the building with toxic chemicals. Property that has been contaminated by meth lab chemicals can cost a property owner anywhere from five thousand dollars to one hundred thousand dollars; in some cases the cheapest way out is simply to demolish the building.

Before you allow someone to rent your property:

  • Have them fill out a rental application.
  • Run background checks, including a criminal background check. Many who make meth become repeat offenders.
  • Be sure to meet each rental applicant personally. Take note of their appearance and behavior. Do they look healthy? Do they look much older than their ID says they are? Do they act hyper or talk excessively? Do they have sores on their skin?
  • Ask potential renters for a photo ID.  Look it over closely.
  • Require a lease and get a damage deposit.
  • Let them know that you visit your property on a regular basis.

Signs that your tenants may be involved with the manufacture and sale of methamphetamine:

  • Do they always pay their rent in cash?
  • Do they have surveillance cameras or baby monitors installed outside?
  • Do they have a “guard” dog or dogs ?
  • Are there chemicals in strange places (examples bathroom, kitchen)
  • Are their shades always down or the windows always covered?
  • Do they have guns? Pornographic materials?
  • Are they underweight? Have skin sores? Rotting teeth? Glassy eyes?
  • Do their children look clean and well cared for?
  • Are there any unusual smells like ammonia (urine soaked diapers)  or rotten eggs?
  • Do neighbors or other tenants in your building report that another renter gets a lot of visitors who don’t stay long? Do they report them as being “night hawks” who are awake “all hours of the night”?
  • Do they have large amounts of trash or are they burning trash outdoors? Look for burned areas in the lawn or vegetation that may have been killed by meth lab chemicals.
  • Are neighbors suspicious that your renter is acting strangely or doing something illegal?

**If you suspect a meth lab on your property, contact local law enforcement immediately. Do not enter an area that you think might be a meth lab.
